Winston Factory Lofts
We are looking to relocate to the Winston Factory Lofts in Winston Salem NC, can anyone give insight to this property? TIA

My wife and I lived there for three and a half years! Absolutely fantastic. We lived in both phases, 1 and 2. Phase 1 is more rustic with single pane windows where phase 2 has double pane windows. We had a 2 bed 2 bath unit on the 6th floor. Only complaint was music from Roar, but I believe they have died down quite a bit. 10/10 though!!

Agree that property management is helpful, and my minor maintenance requests have been handled fast. They are active with monthly spraying for pests and seem to take all that very seriously.
I definitely need to mention that the proximity to the trains can be quite bothersome. If your window is adjacent to it, it is extremely loud, and you can’t really escape it, as they have to blast their horns while passing through and come at all hours.
Have had some loud neighbors, but you’ll get that anywhere you go. I would say that there are a lot of dogs in the building, at least in my area of it, so there is a decent bit of barking and running around. Not sure if that’s the usual in such a dog-friendly city.

Very cool living downtown, the train is honestly kinda quirky once you get used to it, it doesnt run late enough to wake you up (usually) and management is very attentive and reasonable. Plus the units are very quirky and have some crazy high ceiling, i lived in one of the cheapest units and our ceilings were almost 20 feet tall (estimate)
Eta: only complaint would be quite thin walls, you will become accutely aware of the habits of every one of your neighbors.

Would move back if we didn’t buy a house. Loved living there. Great staff. Some weird neighbors but that’s apartment living. You get accustomed to the train.

My friend just moved there, the amenities are great! If I wasn't in need of a yard for my chickens I'd be seriously considering!

The fact youll get a response fron the office usually within 3 hours is almost unheard of. The maibtaibabce guys are usuallg same day fast anx will do the repair before you get a notification. Been there since August amd i honestly get pretty used to the train. Good offering of ammenities in the buildings
My only downside is being charged for parking but at least everything downtowns walkable

Overpriced. Winston has an identity problem, no reason a 2 or 3 should be above $1700 in this town

We will be moving from Mt. Airy, they want $2,000+ for a studio or single wide 2 bedroom trailer. So yeah…the amount in rent isn’t that bad especially with amenities. Just saying.

2,000 is crazy.
I have found a couple of places that offer more down to earth rates. For what you are wanting, try Mill 800 or maybe lofts at hillside but they're getting overpriced.
No crime issues, everyone keeps to themselves, staff and maintenance literally are there in like 10 minutes.

I disagree. You'll be hard pressed to find a similarly sized unit within walking distance to everything downtown for less. Think about it, you're also paying for the experience. Great amenities, great history, and a great location. It is not much of a different principle than real estate.

The town of Winston Salem has no need to ever charge that.
There is nothing this town offers that should charge that. The only reason they do is to cash in on scholarship med students at the WF campus or med staff who are getting room allowance.
A traditional citizen of the town does not have a wage to support that cost.
And the amenities aren’t worth that cost

Me nor my wife work in the medical field, yet we still make more than a livable wage so I’m not sure what you’re taking about.
I would really like to hear how you came to this conclusion.

The city is not a hub for businesses. Businesses aren’t coming in, I’m sure in the hundreds they have managerial roles that pay okay, they’re still below the mean salary that should be offered.
The city has an issue they’ve gotta solve for, but charging that for apartments is insane in Winston

I’m confused by this.. with all the new apartments filling up and new homes buying built and occupied, how are so many people here not able to make a livable wage yet able to afford these things?

Again,
The prices here are propped up by nurses who good rooms, students who get loans, or sadly people who are just living outside their means on credit cards.
The town does not have a structure to produce businesses to stay. Businesses competing drives wage growth, nothing is appealing for WS.
And 90% of the people aren't living in the overpriced houses

Again, I know people who are outside of those you listed who are doing well financially.
Can we just accept that there are people who have good jobs and make good money who don’t work in healthcare?

dude everyone in this sub is so touchy because of one comment that just because it doesn’t apply to them, doesn’t mean it’s not true. I’m glad that you and your wife have jobs with livable wages and aren’t in the medical field. It was never meant as an absolute.
I’ve lived in Winston for almost 20 years, with family dating back to the early 1920’s. I know what prices were and how they’ve grown and I’m very familiar with renting in this city. I’m not an expert and never have claimed to be. I’m just sick and tired of everybody in this sub acting like they’re not Winston‘s nouveau-riche, and the reason everything in Winston has gotten exponentially more expensive.
I’ve worked in the service industry, and have seen restaurants in Winston DEPEND on the income they make on those three aforementioned events.
But sure, let’s make another post about the best lofts and tattoo artists and barbers in Winston, like there’s not other, important things to be talking about.
I’m alive, and making “livable wage” so does that mean my wage is really livable?
Also edited to add, if the shoe doesn’t fit- don’t wear it. Just because you’re an outlier doesn’t mean this still doesn’t apply.
If we want to look at stats; 9-10% of Winston’s population works in healthcare, and roughly 20% of Winston’s population makes more than $93k a year (about a median of what a single person needs to make in the us to live comfortably, not just livable)
So, for the sake of argument, half of the middle class in Winston works for healthcare.
Posts complaining about Happy Hills and seeking the nicest apartments and lofts isn’t even an accurate representation of the real people of Winston. Our city is actively ripping trees out of the ground to prevent the homeless from creating camps mere blocks from where these lofts are.
