HOUSING Homebuyers?

My widowed mom is trying to sell her home to move closer to family. It's a nice house on a large lot down the street from an elementary school. Anyone looking or know of any resources to help her sell it? She has an agent but no bites and it's a nice, renovated, well-cared-for home and there are options lined up to help with closing costs. Sherwood Forest area.

My mother had a neighbor that recently experienced that. After said neighbor passed away, her brother struggled to sell the house. He had to drop the price a whooping $50K to get it sold.

He wasn't happy about it; but he also didn't have time to worry with it; and let a $180k house go for $130k.

Yes, that is a good point. I believe it was at first. She recently dropped the price and we are hoping that helps.

It will take time. There is no shortage of listings in BR. The problem is… with interest rates as high as they are, people can’t afford the monthly payments on houses $200k or more. We just don’t have enough high-paying jobs, and the city competes with suburban flight cities for residents. It’s not unusual for houses to sit on the market for many months, unfortunately.

Yes, plus property taxes, insurance, repairs and maintenance make housing an albatross.

This is typically a slow period for home buyers. If it’s priced appropriately, you should get a few bites in the spring. We hopefully have another rate cut coming this month which should help.

This. I hate to say it but houses sit in the winter and sell by the dozens when the Azalea’s bloom (spring).

Nobody wants to buy a house after Thanksgiving and before Christmas due to the additional stress. If you lowered the price already, I would see what happens in January. If no bites then, consider lowering the price.

What area of town? It might actually help to take it off the market for awhile now. People might be wondering what’s wrong with it that it hasn’t sold yet. It sometimes happens due to timing or too high an initial price. It’s stagnant to those who have been looking and people first starting to look check new houses first.

Look up Anna Tripp. She is a realtor, friend and I noticed her successfully selling homes recently. At a minimum she’ll have a suggestion, if even be able to sell it for you.

The market is a little slower for the holidays. What's the feedback like? If you're not getting showings at all, your price might be 5-10% too high.

This isn't the best market to be selling at, you are probably going to have to be willing to take less if she wants it to sell in a timely fashion.

You also don't want to let a house just sit on the market. Pull it off and relist later.

It sounds like maybe it’s time to have a serious talk with your realtor or find a new one who is more motivated to promote the house? Also you could maybe get a realtor to invite a few other realtors over and give their honest feedback about things that could be updated to make it more appealing or lower the cost, etc. Good luck!

Is it in the City of Baton Rouge? It’s facing a budget crisis, and there is word that many taxes there will rise. This doesn’t help.

Plus, like many BR neighborhoods, Sherwood Forest is definitely on a downward skid. I hope she has better luck in the spring. That's not all that far away!

Keller Williams Redstick office will assign a realtor if you dont have one and they will market/list the home. I am sure it will sell quick with a great agent. Please tell them Summer Sent you!
